Is There the “Perfect” Month to Sell Your Home?

Making the decision to sell your home is never an easy one, but it is often necessary in order to pursue new life challenges and experiences. Simply knowing that you want to sell your home isn’t always enough.

In fact, there are certain times of the year that are notoriously better for putting a home on the market. While many people believe spring is the time to buy and sell, North Texas’ booming housing market has proven that you can sell a home in this area any time of year.

Looking at today’s housing market, it is hard to believe that the housing bubble and ensuing crash occurred a decade ago. Over the last 10 years, many American industries have been rebuilt from the ground floor up, including housing.

While some experts warn that the market may be too hot right now, the fact of the matter is that the real estate industry has recovered in a major way. As we discussed last month, Texas land costs are contributing to higher home prices right now, which means now is the time to sell.

Right Place, Right Time

As mentioned, spring is typically thought of as the best time of year to sell your home. There are numerous reasons for this, including the fact that the holidays are over and people are looking ahead to the future. Many of us hibernate during the winter months, focusing on family affairs and getting through the busy holiday season.

Once the clocks have changed and the sun is higher in the sky, it’s time to get serious about your goals, which may include selling your home. There are other reasons why spring (mainly April and May) is considered the right time of year to sell a home, including:

  • It features the highest number of homes that are newly listed
  • Buyers will face the most competition this time of year, which could result in higher home prices and a quicker turnaround

However, many make the argument for January being the best month to buy a home. It not only comes with brand new resolutions, but there are often great deals for buyers. Individuals who are shopping on a budget may have better luck in January, which doesn’t necessarily mean it’s the right time for you to put your house on the market. If you can wait a couple months, we encourage you to do so to ensure you are getting the most out of the market.

The bottom line

The North Texas housing market is incredibly competitive right now, which means there is no bad time to put your home on the market. Many suggest spring and early summer (so, right now!) is the time to sell, and we certainly aren’t here to argue.

However, if you’ve missed the spring window for getting your North Texas home on the market, don’t fret. Market experts believe the housing trends will continue in the area for some time, so there really is no bad time to sell.
