By now it’s safe to say the secret is out regarding North Texas’ booming housing market and new commercial real estate. With major companies such as Toyota opening up new locations in Plano and the surrounding cities, this surge in housing shows no sign of slowing down. In addition to big-box companies moving in, one of the area’s most popular cities, Frisco, is also bracing for change. The Dallas Cowboys’ new headquarters and retail complex began construction at the end of last year at the Dallas North Tollway and Warren Parkway, which means big things for the area. In addition to the team’s headquarters, office space, and retail shops, the 242-acre Frisco Station development will also include the Perot family’s Hillwood Properties. The project will wrap around the Cowboys’ headquarters and is Hillwood’s first major play in the ever-growing Frisco market.
Frisco Station: What to Expect
With plans for corporate office towers, shopping and entertainment plazas, mid-rise apartments, medical facilities, and more, Frisco Station is set to become one of the area’s most forward-thinking and modern developments. Together with the Van Tuyl family’s VanTrust Real Estate, Hillwood is partnering with the Rudman family, who have had ownership of the site since 1962. Hillwood’s founding Perot family is no stranger to successful developments, having headed the huge Legacy business park situated on the tollway in Plano back in the 1980s. Furthermore, VanTrust is involved in the Craig Ranch community that was established in McKinney several years ago, but has seen a recent resurgence with the North Texas housing boom.
The experience and community involvement of these major players is just one of the reasons why Frisco Station is such an exciting venture. Designed with the intention of complementing the Cowboys’ 91-acre Star development, the completed Frisco Station project will have more than 4 million square feet of office space, 2,400 apartments, shops, restaurants, and various community facilities. There are also plans in place for a large greenbelt and park that will run through the middle of the community. Upon completion, there should be several 20-story to 25-story office towers within the development.
A Great Opportunity for Expansion
With the market in Frisco and North Texas hotter than ever, it seemed the right time for Hillwood to make a move in Frisco. Perhaps best known for its 18,000 acre AllianceTexas development in North Fort Worth as well as several popular residential communities in North Texas, Hillwood has become quite the household name over the last several years. Working together with the City of Frisco in regards to zoning modifications and construction of streets throughout the community, Frisco Station is sure to be one of the most talked about developments in the state, and country, once it is completed.
